AN ORDINANCE AMENDING ORDINANCE NO. 347, IDENTIFIED AS THE
ZONING ORDINANCE OF THE CITY OF EULESS, TEXAS; AMENDING THE
CITY OF EULESS ZONING MAP; PROVIDING FOR A CHANGE OF ZONING
ON CERTAIN PROPERTY OUT OF THE S. TUCKER SURVEY, ABSTRACT
1512, FROM CUD (COMMUNITY UNIT DEVELOPMENT) CONFORMING TO
THE R -4 ZONING DISTRICT STANDARDS (16 UNITS PER ACRE) TO
CUD (COMMUNITY UNIT DEVELOPMENT) CONFORMING TO THE R -3
ZONING DISTRICT STANDARDS WITH FURTHER LIMITATIONS ON
DENSITY OF NOT MORE THAN 8 UNITS PER ACRE ON TRACT A; AND
CUD (COMMUNITY UNIT DEVELOPMENT) CONFORMING TO THE R -5
ZONING DISTRICT STANDARDS WITH FURTHER LIMITATIONS ON
DENSITY OF NOT MORE THAN 22 UNITS PER ACRE ON TRACT B;
PROVIDING FOR A SEVERABILITY CLAUSE; PROVIDING A PENALTY
AND AN EFFECTIVE DATE.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF EULESS, TEXAS:
SECTION 1
IT IS HEREBY ORDERED THAT the Official District Zoning Map of the City of Euless,
Texas, being a part of Ordinance No. 347, be amended to read as hereinafter set
forth.
Such zoning request as submitted by Applicant shall be on file in the City of
Euless Zoning Records and file attached to Zoning Case No. 85 -14.
The zoning classification of the property described in Exhibit "A" (attached
hereto and made a part hereof as fully as if set forth herein), now zoned CUD
(Community Unit Development) conforming to the R -4 Zoning District standards on
Tract A is hereby changed to CUD (Community Unit Development) conforming to the
R -3 Zoning District standards with further limitations on density so as not to
exceed 8 units per acre on Tract A.
The zoning classification of the property described in Exhibit "B" (attached
hereto and made a part hereof as fully as if set forth herein), now zoned CUD
(Community Unit Development) conforming to the R -4 Zoning District standards on
Tract B, is hereby changed to CUD (Community Unit Development) conforming to
the R -5 Zoning District standards with further limitations on density so as not
to exceed 22 units per acre on Tract B.
SECTION 2
Severability Clause. It is hereby declared to be the intention of the City
Council of the City of Euless that the sections, paragraphs, sentences, clauses,
and phrases of this ordinance are severable and if any phrase, clause, sentence,
paragraph, or section of this ordinance shall be declared unconstitutional by
the valid judgment or decree of any court of competent jurisdiction, such
unconstitutionality shall not affect any of the remaining phrases, clauses,
sentences, paragraphs, or sections of this ordinance, since the same would have
been enacted by the City Council without the incorporation in this ordinance of
any such unconstitutional phrase.
SECTION 3
Penalty for Violation. Any person, firm, or corporation violating the terms and
provisions of this ordinance, or the amendments to the City of Euless Charter
hereby made, shall be deemed guilty of a misdemeanor and, upon conviction
thereof, shall be liable to a fine in an amount not to exceed One- Thousand
Dollars ($1,000), and each day such violation shall be permitted to exist shall
constitute a separate offense, as provided by Ordinance No. 347, and subsequent
amendments to the Euless City Charter and the Statutes of the State of Texas.
SECTION 4
Effective Date. This ordinance shall be in full force and effect from and after
its passage, as provided by the Euless City Charter and the laws of the State of
Texas.
PRESENTED AND GIVEN FIRST READING at a regular meeting of the Euless City
Council on the 25th day.Df June, 1985, by a vote of 5 ayes, 0 nays, and 0
abstentions.

FTELD. NOTES
Being a 46.7062 acre tract of land in the Samuel Tucker Survey A -151.2 City
of Euless, Tarrant County, Texas, and being more fully described an follows:
BEGINNING at the Northeast corner of a 59.25 acre survey described in Volume
1591 Page 117 of the Tarrant County Deed Records, said point also being a
corner of the Dallas /Fort Worth Regional Airport Property designated as DF'W
Monument 063;
Thence; S 000 27' 25" E, with the West line of the Dallas /Fort Worth Regional
Airport'Property a distance of 1212.93 feet to an angle corner;
Thence, S 000 25' 44" E, continuing with the Dallas /Ft. Worth Regional
Airport Property line a distance of 984.27 feet to a point on the
East right-of-way line of State Highway 360;
Thence, in a Northerly direction with the East right -of -way line of State
Highway 360 and with the arc of a curve to the right of a non -
tangent curve whose radius is 2830.79 feet and whose central angle
is 140 30' 35" a distance of 717.89 feet to the point of tangency
of said curve;
Thence, continuing with the East right -of -way line of State Highway 360 the
