CALL TO ORDER
The regular meeting of the Planning & Zoning Commission was called to order at
7:35 p.m. in the Council Chambers of Euless City Hall by Chairman John Deithloff.

INVOCATION
The invocation was given by Mrs. Norma Runyon.
APPROVAL OF MINUTES ;
The minutes of the regular meeting dated November 2, 1982, were approved as
written.
CONSIDER PLATTING - FINAL PLATTING OF SIZEMORE ESTATES, LOTS 1 & 2,
BLOCK 1, LOCATED EAST OF NORTH MAIN STREET, SOUTH OF ALEXANDER
LANE, NORTH OF HUITT LANE AND WEST OF CULLUM DRIVE
Mr. Rick Sizemore, 1748 Brown Trail, Hurst, presented the request for final platting.
He stated he did not understand James Knight's letter dated November 12, 1982.

it Mr. Knight explained the letter and stated that the project engineer had revised the
plat as requested. Copies of the plat with original signatures have not been placed
with the City as requested, but have been promised prior to this item going to the
City Council.
Mr. Cotten made a motion to recommend approval of the final platting of Sizemore
Estates, Lots 1 & 2, Block 1, subject to James Knight's letter dated November 12,
1982.
Mrs. Runyon seconded the motion, and the vote is as follows:
Ayes: Mrs. Runyon and Messrs. Cotten, Williamson and Deithloff
Nays: None
Chairman Deithloff declared the motion carried.
II.
CONSIDER PLATTING - FINAL PLATTING OF MCCORMICK FARM - PHASE TWO
B, LOCATED WEST OF FULLER-WISER ROAD, EAST OF NORTH MAIN STREET,
SOUTH OF PROPOSED CHEEK SPARGER ROAD AND NORTH OF LITTLE BEAR
CREEK
Mr. Ron Haynes with Crow Development Company presented the request for the
final plat which contains 34 lots. He reviewed the items in James Knight's letter
dated November 12, 1982, as follows:

ITEM /11 - Mr. Haynes explained their reason for taking exception to the twenty-
five foot (25') building line along the cul-de-sac frontage of Lot 26,
Block F.
ITEM 1/2 - Mr. Haynes stated they will comply with the perpetual maintenance
agreement. He also stated that the TP&L transformer pad easement
has been moved as shown on the executed copies of the plat.
ENGINEERING DRAWINGS
ITEM #1 - Mr. Haynes stated there were two alternatives. They could install a
thirty inch (30") diameter pipe placed low enough that an earthen
drainage flume could be constructed on the surface to carry the
overflow in excess of the storm drain pipe capacity on top of the ground
out to Fuller-Wiser Road. This would require a perpetual maintenance
agreement. The other alternative would be to enlarge the pipe to
thirty-six inches (36") and carry the 100 year design flow in the pipe.

ITEM #2 - Mr. Haynes agreed to specify the gradation for the broken concrete rip-
rap.
ITEM #3 - Mr. Haynes agreed to construct a concrete header at the end of the
concrete valley gutter and provide rip-rap in the grade to drain in order
g to control erosion.
The P & Z members had no objections to the fifteen foot (15') building line along
the cul-de-sac frontage on Lot 26, Block F.
Chairman Deithloff stated he preferred the larger underground pipe mentioned in
Item #1 of the Engineering Drawings.
Mr. Haynes stated that, in all probability, that would be the course they would take.
Regarding Item #2, Engineering Drawings, Mr. Knight stated he would like to see
a size limitation on the concrete rip-rap of six to twelve inches (6"-12") and be
placed so that it forms a slope.
Regarding Item #3, Engineering Drawings, Mr. Knight stated there should be a
header at the end of the valley gutter extending approximately twenty-four inches
(24") deep in order to prevent any undercutting of the gutter and rip-rap placed in
the grade to drain.
Mr. Haynes had no problem with either request.
Regarding Item #1, Engineering Drawings, Mr. Knight asked for clarification on the
size of the pipe. After discussion, it was agreed to leave it stated as "a larger pipe
size" to be approved by Staff.
Mr. Williamson made a motion to recommend approval of the final platting of
McCormick Farm - Phase Two B, subject to James Knight's letter dated November
12, 1982, with the recommendation of the fifteen foot (15') side yard of Lot 26, Block
F; the concrete rip-rap at the end of the storm drain to be six to twelve inches (6"-
12"); and the concrete header at the end of the valley gutter be twenty-four inches
(24") deep with rip-rap in the grade to drain.
Mr. Cotten seconded the motion, and the vote is as follows:
Ayes: Messrs. Williamson, Cotten and Deithloff, and Mrs. Runyon
Nays: None
Chairman Deithloff declared the motion carried.
III.
ADJOURNMENT
There being no further business to conduct, the meeting adjourned at 8:15 p.m.
