AN ORDINANCE AMENDING ORDINANCE NO. 347,
IDENTIFIED AS THE ZONING ORDINANCE OF
THE CITY OF EULESS, TEXAS; AMENDING THE
CITY OF EULESS ZONING DISTRICT MAP ON
CERTAIN PROPERTY OUT OF THE RAY SHELTON
SUBDIVISION; PROVIDING FOR A CHANGE OF
ZONING FROM R -1 (SINGLE FAMILY DETACHED
DWELLING DISTRICT) AND C -2 (COMMUNITY
BUSINESS DISTRICT) TO PLANNED DEVELOP-
MENT FOR SELF STORAGE FACILITY; PRO-
VIDING FOR A SEVERABILITY CLAUSE,
PENALTY FOR VIOLATION AND AN EFFECTIVE
DATE.
WHEREAS, the Planning & Zoning Commission has conducted a public
hearing on June 17, 1986, in conjunction with Zoning Case No.
86 -09, and has rendered a recommendation to the City Council with
respect to same;
WHEREAS, City Council has conducted a public hearing on July 8,
1986, considered the recommendation of the Planning & Zoning
Commission, and has determined that the proposed change is in the
best interest of the general welfare of the City of Euless;
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
EULESS, TEXAS:
SECTION 1
THAT the official zoning district map of the City of Euless,
Texas, being a part of Ordinance No. 347, be amended to read so
that the zoning district classification of that 2.33 acres of
land generally located on a portion of Tract 12, Ray Shelton
Addition, more specifically described in Exhibit "A," (attached
hereto and made a part hereof), be changed from R -1 (Single
Family Detached Dwelling District) and C -2 (Community Business
District), to Planned Development for Self Storage, in accordance
with the site plan in Exhibit "B," (attached herewith and made a
part hereof) with the additional stipulation that the five (5)
foot utility easement on the northern boundary of the said
property be maintained in such a manner as to prohibit the growth
of weeds and grass.
Said property described in Exhibit A, pursuant to Section 7 -1000
of the Euless Zoning Ordinance, shall be subject to all the
safeguards and conditions set forth on said site plan described
herein as Exhibit B. Said site plan shall be applicable only to
the property herein described.

SECTION 2
SEVERABILITY CLAUSE. It is hereby declared to be the intention
of the City Council of the City of Euless that the sections,
paragraphs, sentences, clauses, and phrases of this ordinance are
severable and if any phrase, clause, sentence, paragraph, or
section of this ordinance shall be declared unconstitutional by
the valid judgment or decree of any court of competent juris-
diction, such unconstitutionality shall not affect any of the
remaining phrases, clauses, sentences, paragraphs, or sections of
this ordinance, since the same would have been enacted by the
City Council without the incorporation in this ordinance of any
such unconstitutional phrase.
SECTION 3
PENALTY FOR VIOLATION. Any person, firm, or corporation vio-
lating the terms and provisions of this ordinance, or the amend-
ments to the City of Euless Charter hereby made, shall be deemed
guilty of a misdemeanor and, upon conviction thereof, shall be
liable to a fine in an amount not to exceed One- thousand Dollars
($1,000), and each day such violation shall be permitted to exist
shall constitute a separate offense, as provided by Ordinance No.
347, and subsequent amendments to the Euless City Charter and the
Statutes of the State of Texas.
SECTION 4
EFFECTIVE DATE. This ordinance shall be in full force and effect
from and after its passage, as provided by the Euless City
Charter and the laws of the State of Texas.
PRESENTED AND GIVEN FIRST READING at a regular meeting of the
Euless City Council on the 8th day of July, 1986, by a vote of 4
ayes, 0 nays, and 0 abstentions.

RAY SHELTON SUBDIVISION
EULESS, TARRANT COUNTY, TEXAS
The following described tract or parcel of land being a portion
of Tract 12, RAY SHELTON SUBDIVISION, to the City of Euless,
Tarrant County, Texas and being a portion of the B.F. Crowley
Survey, A -320, Tarrant County, Texas and being more particularly
described as follows:
BEGINNING at an iron rod at the Northeast corner of Lot A -R of
a portion of Tract 12, RAY SHELTON SUBDIVISION, to the City of
Euless, Tarrant County, Texas according to the revised plat
recorded on Page 841 of Volume 388 -47 in the Tarrant County Plat
Records and also being in the South line of Block 4, OAKWOOD ACRES
ESTATES, an addition to the City of Euless, Tarrant County, Texas;
THENCE East along the South line of said Block 4 a distance of
331.9 feet to an ell corner of said Block 4;
THENCE S 00 16' 42' W a distance of 305.25 feet;
THENCE N 890 58' 27" W a distance of 331.72 feet;
THENCE N 00 14' 40" E a distance of 305.1 feet to place of
beginning, containing 2.325 acres or 101,259 square feet of land.
