AN ORDINANCE AMENDING ORDINANCE NO. 347,
IDENTIFIED AS THE ZONING ORDINANCE OF
THE CITY OF EULESS, TEXAS; AMENDING THE
CITY OF EULESS ZONING DISTRICT MAP ON
CERTAIN PROPERTY OUT OF THE TUCKER
ADDITION; PROVIDING FOR A CHANGE OF
ZONING FROM PLANNED DEVELOPMENT TO
PLANNED DEVELOPMENT (REVISED DEVELOPMENT
PLAN) AND C -2 (COMMUNITY BUSINESS
DISTRICT); PROVIDING FOR A SEVERABILITY
CLAUSE, PENALTY FOR VIOLATION AND AN
EFFECTIVE DATE.
WHEREAS, the Planning & Zoning Commission has conducted a public
hearing on June 3, 1986, in conjunction with Zoning Case No.
86 -11, and has rendered a recommendation to the City Council with
respect to same;
WHEREAS, City Council has conducted a public hearing on July 8,
1986, considered the recommendation of the Planning & Zoning
Commission, and has determined that the proposed change is in the
best interest of the general welfare of the City of Euless;
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
EULESS, TEXAS:
SECTION 1
THAT the official zoning district map of the City of Euless,
Texas, being a part of Ordinance No. 347, be amended to read so
that the zoning district classification of that 4.649 acres of
land generally located at the northeast corner of Airport Freeway
(S.H. 183) and Ector Drive, a portion of Block 2, Tucker
Addition, more particularly described in Exhibit "A," (attached
hereto and made a part hereof), be changed from Planned
Development (see Ordinance No. 413), to Planned Development in
accordance with the site plan described in Exhibit B, bearing the
City of Euless date stamp of May 19, 1986, (attached hereto and
made a part hereof).
Said property described in Exhibit "A," pursuant to Section
7 -1100 of the Euless Zoning Ordinance, shall be subject to all
the safeguards and conditions set forth on said site plan
described herein as Exhibit "B." Said site plan shall be
applicable only to the property described herein.
SECTION 2
THAT the official zoning district map of the City of Euless,
Texas, being a part of Ordinance No. 347, be amended to read so
that the zoning district classification of that 1.0011 acres of
land generally located approximately 450 feet north and east of
the corner of Airport Freeway and Ector Drive, more particularly
described in Exhibit "C," (attached hereto and made a part
hereof), be changed from Planned Development (see Ordinance No.
413), to C -2 (Community Business District), more particularly
described in Exhibit "B," (attached hereto and made a part
hereof).
SECTION 3
SEVERABILITY CLAUSE. It is hereby declared to be the intention
of the City Council of the City of Euless that the sections,
paragraphs, sentences, clauses, and phrases of this ordinance are
severable and if any phrase, clause, sentence, paragraph, or
section of this ordinance shall be declared unconstitutional by
the valid judgment or decree of any court of competent juris-
diction, such unconstitutionality shall not affect any of the
remaining phrases, clauses, sentences, paragraphs, or sections of
this ordinance, since the same would have been enacted by the
City Council without the incorporation in this ordinance of any
such unconstitutional phrase.

PENALTY FOR VIOLATION. Any person, firm, or corporation vio-
lating the terms and provisions of this ordinance, or the amend-
ments to the City of Euless Charter hereby made, shall be deemed
guilty of a misdemeanor and, upon conviction thereof, shall be
liable to a fine in an amount not to exceed One- thousand Dollars
($1,000), and each day such violation shall be permitted to exist
shall constitute a separate offense, as provided by Ordinance No.
347, and subsequent amendments to the Euless City Charter and the
Statutes of the State of Texas.
SECTION 5
EFFECTIVE DATE. This ordinance shall be in full force and effect
from and after its passage, as provided by the Euless City
Charter and the laws of the State of Texas.
PRESENTED AND GIVEN FIRST READING at a regular meeting of the
Euless City Council on the 8th day of July, 1986, by a vote of 4
ayes, 0 nays, and 0 abstentions.

BEING a portion of Block 2, Tucker Addition, an addition to the City
of Euless, Tarrant County, Texas as recorded in Volume 388 -37, Page 60
of the Plat Records of Tarrant County, Texas and being rmre particu-
larly described as follows:
BEGINNING at an iron rod at the intersection of the North R.O.W. line
of State Highway 183 (a variable R.O.W.) and the East R.O.W. line of
Ector Drive (an 80' R.O.W.);
THENCE North 00 degrees 38 minutes 00 seconds East and continuing
along said East R.O.W. line a distance of 25.95 feet to an iron rod at
the beginning of a curve to the left;
THENCE continuing along said curve to the left having a radius of
650.86 feet, a central angle of 27 degrees 03 minutes 04 seconds and
an arc length of 307.29 feet to a nail for corner;
THENCE Due East a distance of 230.63 feet to an iron rod for corner;
THENCE Due North a distance of 127.55 feet to a point for corner;
THENCE Due East a distance of 237.07 feet to a point for corner;
THENCE South 00 degrees 35 minutes 45 seconds West a distance of
416.71 feet to an iron and at the beginning of a non tangent curve to
the in the North R.O.W. line of State Highway 183;
THENCE along said North line and along curve to the right having a
radius of 5554.80 feet, a central angle of 04 degrees 05 minutes 51
seconds and an arc length of 397.24 feet to the POINT OF BEGINNING and
containing 158,910 square feet or 3.6481 acres.

BEING a portion of Block 2, Tucker Addition, an addition to the City
