AN ORDINANCE AMENDING ORDINANCE NO. 347,
IDENTIFIED AS THE ZONING ORDINANCE OF THE
CITY OF EULESS, TEXAS; A!ffiIDING THE CITY OF
EULESS ZONING DISTRICT NAP ON CERTAIN
PROPERTY OUT OF THE A.M. DOWNING SURVEY,
A -415; PROVIDING FOR A CHANGE OF ZONING FROM
C -2, COMMUNITY BUSINESS DISTRICT, TO I -1,
LIGHT INDUSTRIAL DISTRICT; PROVIDING FOR A
SEVERABILITY CLAUSE; PENALTY FOR VIOLATION
AND AN EFFECTIVE DATE.
WHEREAS, the Planning and Zoning Commission conducted a public
hearing on the 1st day of July, 1986, in conjunction with Zoning
Case No. 86 -13 and rendered a recommendation to the City Council
with respect to same;
WHEREAS, City Council conducted a public hearing on the 12th day
of August, 1986, considered the recommendation of the Planning
and Zoning Commission, and determined that the proposed change is
in the best interest of the general welfare of the City of
Euless;
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
EULESS, TEXAS:
SECTION 1
THAT the official zoning district map of the City of Euless,
Texas, being a part of Ordinance No. 347, be amended to read so
that the zoning district classification of that 0.297 acres of
land generally located south of S.H. 10 and west of F.M. 157,
more particularly described in Exhibit "A," (attached hereto and
made a part hereof), being a portion of Tract 4B1A, Abstract No.
415, now zoned Community Business District (C -2) is hereby
changed to Light Industrial (I -1).
SECTION 2
SEVERABILITY CLAUSE. It is hereby declared to be the intention
of the City of Euless that the sections, paragraphs, sentences,
clauses, and phrases of this ordinance are severable; and if any
phrase, clause, sentence, paragraph, or section of this ordinance
shall be declared unconstitutional by the valid judgment of any
court of competent jurisdiction, such unconstitutionality shall
not affect any of the remaining phrases, clauses, sentences,
paragraphs, or section of this ordinance, since the same would
have been enacted by the City Council without the incorporation
in this ordinance of any such unconstitutional phrase.

3EING A tract of land situated in the A. N. Downing Survey, Abstract 415,
Ci *_v of i_'_e ss, Tarrant County, Texas and being more particularly described
as fol'_ows:
CONBENCING at a point located at the intersection of the southerly right of
way of State Highway No. 10 (formerly State Highway No. 183) and the
westerly right of way of Industrial Boulevard;
THENCE, South 670 19' 00" West along the south line of State Highway 10 a
distance of 942.59 feet to a corner;
THENCE, departing the southerly line of State Highway 10, South 00° 04' 35"
East, a distance of 224.14 feet to the PLACE OF BEGINNING;
THENCE, East a distance of 241.35 feet to a corner
THENCE, South 670 19' 00" West, a distance of 261.46 feet to a corner;
THENCE, North 000 04' 35' West, a distance of 100.83 feet to the PLACE OF
I BEGINNING and containing 0.279 acres of land.

SECTION 3
PENALTY FOR VIOLATION. Any person, firm, or corporation
violating the terms and provisions of this ordinance, or the
amendments to the City of Euless Charter hereby made, shall be
deemed guilty of a misdemeanor and, upon conviction thereof,
shall be liable to a fine in an amount not to exceed One- thousand
Dollars ($1,000), and each day such violation shall be permitted
to exist shall constitute a separate offense, as provided by
Ordinance No. 347, and subsequent amendments to the Euless City
Charter and the Statutes of the State of Texas.
SECTION 4
EFFECTIVE DATE. This ordinance shall be in full force and effect
from and after its passage, as provided by the Euless City
Charter and the laws of the State of Texas.
PRESENTED AND GIVEN FIRST READING at a regular meeting of the
Euless City Council on the 12th day of August, 1986, by a vote of
4 ayes, 0 nays, and 0 abstentions.
GIVEN SECOND READING, PASSED, AND APPROVED at a regular meeting
of the Euless City Council on the 24� day of 1
