AN ORDINANCE AMENDING ORDINANCE NO. 347, IDENTIFIED AS
THE ZONING ORDINANCE OF THE CITY OF EULESS, TEXAS;
AMENDING THE CITY OF EULESS ZONING DISTRICT MAP ON
CERTAIN PROPERTY OUT OF THE WILSHIRE VILLAGE SHOPPING
CENTER; PROVIDING FOR A CHANGE OF ZONING FROM COMMUNITY
BUSINESS DISTRICT (C -2) W /SP BOWLING CENTER TO
COMMUNITY BUSINESS DISTRICT WITH SPECIFIC USE PERMIT
(C -2 W /SP) RECREATION CENTER (REVISED PLAN); PROVIDING
FOR A SEVERABILITY CLAUSE; PROVIDING PENALTY FOR
VIOLATION, AND AN EFFECTIVE DATE.
WHEREAS, Planning and Zoning Commission conducted a public hearing on the
15th day of September, 1987, in conjunction with Zoning Case No. 87 -15 and
rendered a recommendation to the City Council with respect to same;
WHEREAS, City Council conducted a public hearing on the 27th day of
October, 1987, considered the recommendation of the Planning and Zoning
Commission, and determined that the proposed change is in the best interest
of the general welfare of the City of Euless;
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF EULESS,
TEXAS:
SECTION 1
THAT the official zoning district map of the City of Euless, Texas, being a
part of Ordinance No. 347, be amended to read so that the zoning district
classification of that 4.701 acres of land generally located at lease space
1194 Wilshire Village, east of Wilshire Drive and north of S. H. 10 (W.
Euless Boulevard), part of Tract A, Wilshire Village Shopping Center, more
particularly as described in Exhibit A (attached hereto and made a part
hereof) now zoned Community Business District (C -2) W /SP Bowling Center is
hereby changed to Community Business District with a Specific Use Permit
(C -2 W /SP), allowing Recreation Center (Revised Plan), in accordance with
the site plan described herein as Exhibit B, (attached hereto and made a
part hereof).
Said property described in Exhibit A, pursuant to Section 7 -1000 of the
Euless Zoning Ordinance, shall be subject to all the safeguards and con-
ditions set forth on said site plan described herein as Exhibit B. Said
site plan shall be applicable only to the property described herein.
SECTION 2
SEVERABILITY CLAUSE. It is hereby declared to be the intention of the City
of Euless that the sections, paragraphs, sentences, clauses, and phrases of
this ordinance are severable; and if any phrase, clause, sentence,
paragraph, or section of this ordinance shall be declared unconstitutional
by the valid judgment or decree of any court of competent jurisdiction,
such unconstitutionality shall not affect any of the remaining phrases,
clauses, sentences, paragraphs, or sections of this ordinance, since the
same would have been enacted by the City Council without the incorporation
in this ordinance of any such unconstitutional phrase.
SECTION 3
PENALTY FOR VIOLATION. Any person, firm, or corporation violating the
terms and provisions of this ordinance, or the amendments to the City of
Euless Charter hereby made, shall be deemed guilty of a misdemeanor and,
upon conviction thereof, shall be liable to a fine in an amount not to
exceed One- thousand Dollars ($1,000), and each day such violation shall be
permitted to exist shall constitute a separate offense, as provided by
Ordinance No. 347, and subsequent amendments to the Euless City Charter and
the Statutes of the State of Texas.
SECTION 4
EFFECTIVE DATE. This ordinance shall be in full force and effect from and
after its passage, as provided by the Euless City Charter and the laws of
the State of Texas.
PRESENTED AND GIVEN FIRST READING at a regular meeting of the Euless City
Council on the 27th day of October 1987, by a vote of 4 ayes,
0 nays, and 0 abstentions.

The following described tract or parcel of land being a portion
of Tract A, WILSHIRE VILLAGE SHOPPING CENTER, to the City of
Euless, Tarrant County, Texas according to plat recorded on
Page 7 of Volume 388 -95 in the Tarrant County Plat Records and
being more particularly described as follows:
BEGINNING at an iron rod at the Northeast corner of said Tract A
and being in the South line of Sagebrush Trail;
THENCE S 0° 46' E along the East line of said Tract A a distance
of 707.6 feet to an iron rod at the Southeast corner of said
Tract A and being in the North line of State Highway No. 10;
THENCE S 66° 42' W along the North line of said State Highway
No. 10 a distance of 129.2 feet to an iron rod;
THENCE N 23° 18' W a distance of 320.0 feet;
THENCE S 66° 42' W a distance of 196.89 feet;
THENCE N 0° 34' W a distance of 243.41 feet;
THENCE N 89° 26' E a distance of 181.0 feet;
THENCE S 0° 34' E a distance of 87.59 feet;
