AN ORDINANCE AMENDING ORDINANCE NO. 347,
IDENTIFIED AS THE ZONING ORDINANCE OF THE CITY OF
EULESS, TEXAS; AMENDING THE CITY OF EULESS ZONING
DISTRICT MAP ON CERTAIN PROPERTY OUT OF THE S.
HUITT SURVEY, A -705; PROVIDING FOR A CHANGE OF
ZONING FROM PLANNED DEVELOPMENT (PD) FOR SINGLE
FAMILY ATTACHED AND DETACHED CONDOMINIUMS TO
PLANNED DEVELOPMENT (PD) FOR SINGLE FAMILY ZERO
LOT LINE HOUSING, NINI- WAREHOUSES, AND GENERAL
COMMUNITY BUSINESS USES; PROVIDING FOR A SEVHR-
ABILITY CLAUSE, PENALTY FOR VIOLATION, AND AN
EFFECTIVE DATE.
WHEREAS, the Planning & Zoning Commission has conducted a public
hearing on January 5, 1988, in conjunction with Zoning Case No. 88 -01,
and has rendered a recommendation to the City Council with respect to
same;
WHEREAS, City Council has conducted a public hearing on March 8, 1988,
considered the recommendation of the Planning & Zoning Commission, and
has determined that the proposed change is in the best interest of the
general welfare of the City of Euless;
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
EULESS, TEXAS:
SECTION 1
THAT the official zoning district map of the City of Euless, Texas,
being a part of Ordinance No. 347, be amended to read so that the
zoning district classification of that 12.61 acres of land generally
located behind the Harwood Crossing Shopping Center with frontage both
on North Main Street and Harwood Road, and more particularly described
in Exhibit A, now zoned Planned Development (PD) per Ordinance No.
850, be changed to Planned Development (PD) for single family zero lot
line dwellings on 10.12 acres of land, mini - warehouses on 1.78 acres
of land, and for business uses conforming to the C -2 zoning district
on 0.71 acres of land.
Said property described in Exhibit A, pursuant to Section 7 -1100 of
the Euless Zoning Ordinance, shall be subject to all the safeguards
and conditions set forth on said development plan described herein as
Exhibit B. Said development plan shall be applicable only to the
property herein described.
SECTION 2
SEVEiABILITY CLAUSE. It is hereby declared to be the intention of the
City Council of the City of Euless that the sections, paragraphs,
sentences, clauses, and phrases of this ordinance are severable and if
any phrase, clause, sentence, paragraph, or section of this ordinance
shall be declared unconstitutional by the valid judgment or decree of
any court of competent jurisdiction, such unconstitutionality shall
not affect any of the remaining phrases, clauses, sentences, para-
graphs, or sections of this ordinance, since the same would have been
enacted by the City Council without the incorporation in this ordi-
nance of any such unconstitutional phrase.
SECTION 3
PENALTY FOR VIOLATION. Any person, firm, or corporation violating the
terms and provisions of this ordinance, or the amendments to the City
of Euless Charter hereby made, shall be deemed guilty of a misdemeanor
and, upon conviction thereof, shall be liable to a fine in an amount
not to exceed One- thousand Dollars ($1,000), and each day such vio-
lation shall be permitted to exist shall constitute a separate of-
fense, as provided by Ordinance No. 347, and subsequent amendments to
the Euless City Charter and the Statutes of the State of Texas.
SECTION 4
EFFECTIVE DATE. This ordinance shall be in full force and effect from
and after its passage, as provided by the Euless City Charter and the
laws of the State of Texas.

City Council on the 8th day of March, 1988, by a vote of 4 ayes, 0
nays, and 0 abstentions.

Description of an 12.611 acre tract of land in the Soloman Huitt Survey, Abstract No.
705, Tarrant County, Texas, and being situated in the City of Euless, Tarrant County,
Texas, and being more particularly described as follows:
COMMENCING at a point at the south end of a curve for corner clip at the southeast
corners t�ntersection of Main Street (a variable width right -of -way) and Harwood
Road (a variable width right -of -way);
THENCE, S 000 04' 46" E, with the easterly right -of -way line of Main Street, a distance
of 576.44 feet;
THENCE, N 890 58' 22" W, a distance of 15.00 feet to the POINT OF BEGINNING;
THENCE, S890 58' 22" E, a distance of 483.01 feet to a point for corner;
THENCE, N 450 01' 38" E, a distance of 370.25 feet to a point for corner;
THENCE, N 000 01' 38" E, a distance of 389.19 feet to a point for corner, said point
being on the southerly line of Harwood Road;
THENCE, S 890 58' 22" E, with the said southerly right -of -way line of Harwood Road a
distance of 408.74 feet to a point for corner;
THENCE, S 000 13' 28" W, a distance of 868.00 feet to a point for corner;
THENCE, N 890 58' 22" W, a distance of 1150.16 feet to a point for corner, said point
being on the said easterly right -of -way line, of Main Street;
THENCE, N 000 04' 46" W, with said easterly right -of -way line of Main Street, a distance
