ZONING BOARD OF ADJUSTMENT
CITY OF EULESS

The Zoning Board of Adjustment meeting was called to order at 6:00
p.m. in the Council Chambers of the Municipal Building.
PLEDGE OF ALLEGIANCE
The pledge of allegiance was led by Mr. Kerry McCombs.

APPROVAL OF MINUTES
The minutes from the Called Meeting of the Zoning Board of Adjustment
held September 26, 1989, were approved as written.

ELECTION OF A CHAIRMAN
The board was advised that Mr. Peter Staks had been elected to the
City Council; therefore, a new chairman should be elected.
Mr. Case nominated Mr. McCombs. Mr. Hunneycutt seconded the nomi-
nation.
There were no other nominations made so a vote was taken and was as
follows:
Ayes: Messers. Massey, Hunneycutt, Case, Sims
Nays: None
Abstentions: McCombs
The motion carried.

ZBA-#90-01 - REQUEST OF BILL & CYNTHIA BOHNENBLUST, 605 VICTORIA, FOR
A VARIANCE IN THE TWO (2) REQUIRED PARKING SPACES, BEHIND THE BUILDING
LINE, IN A SINGLE FAMILY DWELLING DISTRICT
Chairman McCombs explained the rules governing a public hearing and
opened the public hearing.
Mr. Bill Bohnenblust presented his case by explaining that the conver-
sion on his garage is a temporary enclosure to accommodate his wife's
loom for weaving. Because a permanent garage conversion would greatly
devalue the property, they decided a temporary enclosure would accom-
modate her weaving without devaluing their property. Mr. Bohnenblust
explained that because it was a temporary enclosure, he did not think
a permit would be necessary.
It was Mr. Bohnenblust's understanding that in order to accommodate
the required parking spaces, behind the property line, some of their
trees would have to be removed. Because this is a temporary enclosure
and would remain so, he felt it would be detrimental environmentally,
as well as an unnecessary hardship for the entire neighborhood.
Chairman McCombs asked for any additional proponents.
Mr. Terry Mutchler, 810 Rock Creek Drive, explained that he is a
personal friend of the Bohnenblust's and felt the board should know
that weaving is not just a hobby of Ms. Bohnenblust's, but a talent,
and her work is well known and respected throughout the mid-cities.
He explained that she uses an extremely large loom - too large for any
room in their house. He stated the materials and design used in the
enclosure are attractive and in keeping with the neighborhood and are
not a detriment to the area; not granting this request would be a
detriment to Ms. Bohnenblust personally, as well as denying the
community the pleasure of her creativity.

Ms. Shirley Benton, also a Victoria Drive resident, stated that the
structure is nice in appearance and as long as it remained temporary,
she would encourage the board to grant this variance.
Mr. Ralph Williamson, 704 Delta, expressed admiration for women having
the opportunity to stay home with their children and be involved in
crafts from which the entire community could benefit. He advised that
he has seen the enclosure and urged the board to grant the variance
for the temporary enclosure at 605 Victoria.
The board members all agreed that because this is a temporary enclo-
sure, it is not devaluing the neighborhood; however, removing the
existing trees to allow for two (2) car parking behind the building
line requirements would.
Mr. Case made a motion to approve ZBA-#90-01 subject to the enclosure
remaining "temporary" and only for as long as the Bohnenblust's own
the property.
Mr. Hunneycutt seconded the motion and the vote was as follows:
Ayes: Messers. Case, Hunneycutt, Sims, McCombs & Massey
Nays: None
Chairman McCombs declared the motion carried.
There being no further business to conduct, the Zoning Board of
