The regular meeting of the Zoning Board of Adjustments was called to order by
Chairman Harland Ernest at 6:03 p.m. , in the Council Chambers of the Euless
Municipal Building. The Pledge of Allegiance was led by Bill Williams. The
Invocation was given by Daniel Grant.

The minutes of the May 3, 1993, Zoning Board of Adjustments meeting were
approved as written.

Chairman Ernest explained the rules governing a public hearing and opened the
hearing for the request for a variance located at 1905 Cripple Creek Drive.
Mr. Geoffrey Tait and his wife, Mary DeWitt of 1905 Cripple Creek Drive, were
present for the variance to the front yard setback requirements for R-1
(Single Family Detached Dwellings). Mr. Tait advised the Board that they have

owned the house since 1987 and are proposing to install a swimming pool and
spa in the back yard. He stated they are requesting a variance from the
thirty (30) foot building line to a fifteen (15) foot building line. Mr. Tait
stated that the pool, which he considers medically necessary due to back
problems because of numerous wrecks, would be very beneficial to him and the
pool would be aesthetically pleasing which would add to the value of the
property. Mr. Tait stated the lot is a corner lot which has two (2) front
yards and since they have a small back yard, both of the side yards have been
included into the back yard. Mr. Tait presented the Board with five (5)
different layouts of the property and passed around pictures showing the lot
configuration. Mr. Tait informed the Board that a waterfall and deck will be
included with the pool, with the waterfall being turned off and on by a pump.
Mr. Bill Williams commended the applicant on doing such a great job on his
presentation to the Board. Mr. Williams did express some concern regarding
-- the drainage problem and felt by adding the swimming pool that this would only
add to the existing problem.
Mr. Tait pointed out that Anthony Pools has stated they would take extra care
in installing the pool due to the existing drainage problems and they felt by
adding the pool this would help alleviate some of the problems. Mrs. DeWitt
advised the Board that their house has flooded three (3) times since they
bought the property in 1987 and by adding the pool this should help remedy the
problem.
Chairman Ernest asked for further opponents/proponents. There being none, he
closed the public hearing and called for discussion among the board members.
A motion was made by David Massey and seconded by Charles Poole to grant the
original variance as requested for the fifteen (15) foot building line and for
the building add-on.
The vote was as follows:
Ayes: Board Members Massey, Poole and Ernest
Nays: Board Members Grant and Williams
By virtue of two nay votes, the motion failed.
A compromise motion was made Daniel Grant and seconded by Bill Williams that
the Board accept a proposal that allows for not more than a 15' foot encroach-
ment on the east building line for the purpose at the swimming pool and
associated hardware (ie; waterfall) only and that the room addition be built
so that it falls within the existing building line.

The vote was as follows:
Ayes: Board Meyers Massey, Grant, Poole, Ernest
Nays: Board Member Williams
The compromise motion carried.
Chairman Ernest stated in summary that the swimming pool was approved as
requested, however, the building was not approved for any variance.
There being no further business, the meeting was adjoined at 7:10 p.m.
