Chairman Deithloff asked if be had received a copy of Mr. Knight's letter of
February 17, 1984.
Mr. Fluirt stated that he bad and was in compliance with this letter,
Mr. Knight stated that the cost estimates have been reviewed and accepted.
Mr. Hill made a motion to recommend approval of the Site Plan of Tract 5, Ray
Shelton Addition, subject to Mr. Knight' s letter of February 17, 1984,
Mr. Cotten seconded the motion, and Che vote is as follows:

Since there was not a representative in attendance at this time, Mr. Knight
stated that the plat complies with all the reTvirements of the Euless Subdivision
Ordinance and could see no reason to withhold consideration on this Replat.

Chairman Deithloff opened the public hearing and explained that the proponents
would be heard first and then the opponents.
Dr. Mark Sheets, 109 E. Ash, presented the request for of Lot 3, Blk:ick
1, Oakwood Acres Estates . He stated that this request is to replat his duplex
into two single family attached housing units so that his renters could purchase
half of the unit,
Mr. Cotten asked if the units men all the fire barrier codes,
Mr. Knight stated that from the basis of the fire wall separation that has been
shown on the plat itself, it does meet the separation requirements for Single
Family Attached housing.
There being no additional proponents and no apponencs, Chairman Deithloff closed
the public hearing.
Mr. Cotten made a motion to recommend approval of the Replatting of Lot .3, Block
1, Oakwood Acres Estates into Lots 3AR & 3BR, Lot 1 , Oakwood Acres Estates ,
subject to Mr. Knight's letter of February 17 , 1984.

Texas stated that he has a letter of commitment from Terra Properties dated

Jensen stated that at the time of preliminary platting, the topics did not
show the creeks to be steep nor desirable to Leave natural. After further

Pilot channels are to be six Feet (61 wide with an eight: inch .gie) rise.

Mr. Jensen stated that they would.
Item 4 - Regarding street lighting along public streets adjacent to this
development , fir. Meyer stated It is his understanding that l:.gCits are
currently being installed on two sides of the site. There? was ;

Mr. Knight stated that he is only aware`e of a lighting layout for [ash Lane, nothing
for Bear Creek Parkway or Minters Chapel Road. Be asked that the developer •2

Item 5 - Variances.
(a) Mr. Meyer stated they felt 1 .75 parking spaces per unit to be adequate
for this project. In figuring parking spaces, they allow one per
efficiency, 1-1/2 per one bedroom and two per two bedroom units,
(b) Mr. Meyer stated that they are requesting 60% masonry instead of the
required 80% to provide flexibility in the design.
W Regarding the 9' x 16' parking space, Mr. Meyer stated that they were
not aware of the required 9' x 18' until tonight. Their parking spaces
are designed so chat the tire stop is placed at the sixteen foot (160
mark with a two foot (21 overhang.
(d) Regarding twinay foot (201 Me fire lanes zmal utilit"- easements
instead of twenty-four foot (240 wide, Mr. Meyer sLat.ed that it is
probably an error on their part and had no problem. with changing that:

(a) Mr. Meyer stated that the note on the plat will be changed to comply
with building code requirements as adopted by the !.;.f tai of Euless at the
time of building construction instead of the 1982 Code,
Mr. Cotten stated that he was concerned about Item 3 prefering the pilot channel
to be eight feet (80 wide fac• -to-face with one foot W ) risers .

Mr. Cotten made a motion to recommend approval of the Final Platting of Lot 1,
Block 11 , Villages of Bear Creek - First Lnucallment, subject to Mr . Knight's,
letter of February 17, 1984; a minimum of eight foot (81 wide face-to-face pilot
channels with one foot W ) risers ; 801 masonry; 1. 75 parking spaces per unit; 9'
x 16' parking spaces ; twenty-four foot (24 ' ) fire lanes, and to comply ',mitlrz
building code requirements as adopted by the City Q Eubms at the time of
Wilding construction.
Mr. Hill seconded the motion, and the vote is as follows :
