Mr. Tyson noted that access would be from the rear of the property. He then
asked Mr. Shotwell if he would include a note on the plat stating that there
would be no access allowed from South Pipeline Road,
Mr. Shot ell agreed to the request .
Mr. McMillon asked if there were any other proponents. There being none, be
asked for any opponents.
Mr. Ron Dupree, 908 Cannon, asked what type of dwellings will be constructed,
Mr. Knight explained that single family attached units are similar to duplex
units except. that there are added wall construction requirentents and a IoE: line
platted down the center of the unit to allow each sick, tf> be sold individually.
Mr. Jack Terry, 115 Sunset, had questions regarding the access and the size of
tin,:. un&ics, . fie felt this reel.atting will downgrade the area. He there
would be little yard left with the access and parking area in the rear of the
property.
Mr. McMillon explained that this was not a zoning issue; that the property is
currently zoned for such use.
There being no additional opponents, Mr. McMillon closed the public hearing.
Mr. Tyson stated he favored the replat because it lent itself to individual.

Mr. Tyson made a motion to recommend approval of the RepLatting of Lots 12 - 16,
Block 16, Cedar Hills Estates into Lots 120, 1282, 13RI , 13-R2, 14R2, 15RI ,
1582, 168I , and 16R2, Block 16, Cedar Hills Estates as presented with the
additional requirement that a note be placed on the plat stating there will be
no driveway cuts allowed onto South Pipeline Road.
Mrs. Park seconded the motion, and the vote is as follows:
Ayes : Mrs. Park, and Messrs . Tyson and McMillan
Nays : None
Vice-Chairman McMillon declared the motion carried.

representing the zoning case.

Mr. Paul Goetz, 14UO W. Abram Street, Arlington, presented the request , giving
-3 history of the property. He stated that the owner, Fox Electric Company, had
purcbased the property under the assumption that it was zoned C-2. They ar,�,.
requesting C-2 zoning to allow a greater variety of uses. Also, they felt the
C-2 zoning would be compatible to the adjacent C-2 zoning.
10. McMillon asked for any additional proponents. There being none, he asked for
any opponents.
Mrs. Jana Cockrell, 207 Reaves Court, President and representative of the Euless
junior High PTA, stated their reasons for opposing the zoning request. They are
concerned about the possibility of a restaurant that sells al"Tol going in next
to the school . They are not opposed to commercial use cni the property; however,
some of the G-2 uses would be detrimental to the adjacent school , As long as the
property is a PD, the P & Z Commission and City Council has the right to decide
what will go in,
Mx. Bill Curtis, Principal of Euless Junior High, represFnaing R-E-B ISD, stated
his concern about how the property umuld be devel,_)Ted. Ile was opyned to
straight C-2 which would leave the property open for many undesirable types of
uses.
Mr. Ed Cole, 1.210 Hillerest, stated his concern regarding the possibility of
uses incompatible witb the adjacent school and increased traffic along the
property, citing the fact that the school children walk home along the Ixtx^-perty.
There being no additional opponents, Vice-Chairman McMillon closed the public
hearing.
Vice-Chairman McMillan stated his concern regarding the type of use that could
go in next to the school and across from the City Hall Complex.
Mrs. Park agreed with the opposition.
Mr. Tyson stated his preference to YeVIeW PLanS if We petitioner has a specitic
use in mind.
Mr. McMillan agreed.
Mr. Tyson asked Mr. Goetz if the petitioner has specific plans for the p,'roperty'
W mentioned the possibility of tabling the request if the petitioner could come
back with a development plan.
Mr. Goetz stated that his client does not have specific plans at this time, lie
stated he would have to talk with his client and inquired when this case would
come back before the P & Z Commission if tabled.
Mr . Knight explained that there is a twency-one (21) day deadline, and that it:
smuld be better to withdraw his request , which would make him eligible for a 50%
refund and come back with a development plan for Planned Development zoning.
A 1 Mr. Goetz stated that he could not withdraw tonight without discussing that

Mrs. Park seconded the motion, and the vote is as follows:
Ayes : Mrs. Park, and Messrs. Tyson and McMillon

Vice-Chairman McMillan opened the public hearing and if there was sonwon-ii'.
present to represent the zoning request.
There being no one to represent the zoning request and no proponents, Vice-
Chairman McMillon asked if there were any opponents.
Mr. Ed Cole, 1209 -]ill rest stated he was opposed to the straight R-3 zoning.
Re. -preferred purchase type units instead of rental apartments.
Mr, Tyson pointed out that the current sire plan is dill ed into lots so they can
be sold. He asked Mr. Cole bow he felt about condominiums that share community
open space.
Mr. Cole said be preferred that to the apartments.
Mr. Knight stated that under our ordinances , condos cannot to treated different
from apartments, The petitioner would have to go PD witb a detailed site plan.
After discussion among the P & Z members on how to insure that the units would
be condominiums instead of apartments , Vice-Chairman McMillon closed the public
hearing,
Mr. Knight pointed out the differences between the town homes which have a
minimu-m lot size and house size, and the condos which have no lot lines and
units the size allowed for apartments,
Mrs. Park made a rnotion to recommend denial of Zoning Case #84-05 as
Mr. Tyson seconded the motion, and the vote is as follows:
Ayes ; Mrs. Park and Messrs. Tyson and McMillon
Nays: None
Vice Gbairman McMillan declared the motion carried.

Mx. Tyson stated that if the petitioner decides to come back before the P & Z
Commission, be needs to present a site plan.
