CONSIDER PLATTING - 1"W-85-08 Final Plat of Lots 1 & 2, Block 10, Villages of Bear Creek -- 1st Installment, 1.88 acres, located at the northwest c owner of Harwood .Road and Fuller-Wiser Road. NEW BUSINESS 1. PUBLIC HEARING -- #ZC-85-17 Request of the City of EL:Iess, for a change of zoning on Lots 1 & 2, Block 1; Lots 2 ,& 12, Block 9; Lots 1,2,3 & 5, Block 10 of the hell Ranch Terrace Addition are being proposed to be changed From R-1 (Single Family Detached District) TO 1 -IA Mingle Family Attached Dwelling District). These lots are generally located north of Toplea, on either side of Ifynette at., west and adjacent to Crowe Dr., and east and adjacent to the existing houses fronting on Yorkshire Drive. Mr. George Cannedy, 7320 Aspenwood, stated that he was all for it.. There being no additional proponents, Vice•Chairman Delthloff asked for any opponents. Mr> Ben Bror-ilm, 3900 Ashtairy Ln, expressed his reservations about having C-2 zoning across frot-n residerlces. There being no additional proponents or opponents, Vice-ChairrnEvi Deithkff closed the public hearing- Vice-Chairman -,*,-)eiLhlo-f,` noted the receipt of two letters in the mail. Mr. Knight stated that. before b3-ii1ding permits could be issued, replatting For c�,,mbining of lots on the C-2 property would pwobabiy be required. ,!Iny replatting of property would need to be applied for and go before the Planning & Zontrig Commission and City Council which would allow ad-ditional review by the City before construction. This would also help avoid pocket zoning and stirnulate jevfzflopment within this area. He also stated that there being no utilities on this property, it would be necessary to construct these before, building perrnits be issijed.
