stated the,y are requestirmn, a reduction to the masoniry requirement from 809<; to a
minimum of 59.1% per building elevation, a building average of not less than 65�, and
a project average of not less than 75% masonry. He displayed drawings showing
elevations. He explained that there would be stueco in the patio areas arx.1 that there
was only one end elevation that is 59.1% masonry. He explained that, basically, the on1v
places that were not brick or stucco are around the doors and windows.
Mr. `Fyson nsked what the next lowest percentage of masonry would be.

Mr. Tyson stated that aecording to the elevations submitted, the 59.1% wa.s not as
significant as he had seen in other cases since there was ri(.> place to really add brick.
to those elevations, and the fael there were only approximately eight buildings with
that elevation.
Mr. Inaram noted that the staff letter dated October 10, 1985, stated that a 'letter from

lot limn units. Most of the Iaurness will. face a courtyard. A minimum lot area of 2,750
is being proposer with an average; of 4,720 square feet. The parkinz will txa
(a.p_aroaimately 2.4 spaces per unit., and each Emit will have one garage space. The
mlinirnum floor area proposed is 800 square feet.
1�11r> Morris concluded stating that on the entire project. there will be approximately 300
trees around the perimeter _None with ap .ro iaaately 300 trees in the interior. The
dci,sity of the entire development is tipproximately 71 .5 units per acre., a reduction from
the allowed 12 u/a.
Mr. Tyson questioned the rninimum tern foot {1€ 9 building separation.
Mr. Morris stated that. he discussed this with the Fire Department and they (lid not have
a problem with it. Ile further stated that the ten foot. 00) r3inimum occurs only
between the blank walls of the garages. Ire -•e ,posse to a question about the smallest
ur.ri.t size., Mr. Morris stated that the sniallest unit proposed is 950 square feet, and they
are amenable, to changing that minirniurn requirei>ient.

Mr. Owens stated that lie likes the proposed concept, but is bothered by the cornmon
garages.
Mr. Tvson stated that lie is not convinced that this project is good for Esuless. His main
colicern is with the townhome s.
Mr. Engle stated that he had probl.erns with the trash pick-rap, common garages and the
horneow.n.e:rs' association.
