REQUEST OF ROY ANDERSON FOR A CHANGE OF ZONING ON LOT 19, BLOCK 1, OAK
GRF.ST F-STA`8°F.S FROM C-2 TO .1-1 GINMI 1.V LOCATED SOUTH OF S.H. 18 3 AND
NORTH OF ALEYANDER LANE, AND CONSISTS OF .2 ACRES.
Chairman Ingram explained the rules governing the public hearing and
apraneal tae p3"ibl.i r_ 11,:ea r.zxlg.
Mr. Bruce Mansfield, attorney for Mr. Anderson, presented this re-
quest. Mr. Mansfield explained this business is cleaning molds and is
handled by ei:3ployr:es sitting at desks. :i=e stated there would be 4 - 6
employees and the only chemical used is small amounts of kerosene, but
is within the fire _odds established for the use of this chemical.
The iix)-Ps are delivered by pick-up trucks, so there is not heavy
traffic:. Mr. Mansfield pointed out that. the traffic into this type of
operation would be .Less than ether businesses allowed in this type. of
zoning, such as gas station, convenience stores, etc.
Mr. Alex Joiner, Century 21 - Mike Boorman, stated he was the real
y
estate a3cnt for. Mr. .E1Ei3:=z-sorz. and fx13i<3ineri that Mr. Arider-sori only
needed z small tract of land for his operation. He exp ained that
this tract was, just tiff:! right size. and not. i33any other types of opera-
tions Mould be able to use such a small tract.
There being no further no further. proponents, Chairman Ingram called
any opponents.
Ms, Helen Wagner, 510 F. Alexander, explained that she was opposed to
this trp uest for many reasons. Sihe explained that re-zon:'Lng bind. in
an established neighborhood was unfair to the residents of the area.
She further stated that, in hex opinion, the E1.2.ighborh_nd was in
enough trouble with the "bar" and "run down apartments" and that
i'.hang:t.Ehg land to an :E.nCi:3>tr:i.,al lonxi].g was wrong and s.Soulci only h-!:rt
the neighborhood mare.
There being no further opponents, Chairman Ingram closed the public
hearing.
Mr. Balsinge.r stated that once this property was zoned 1-1 it would
remain so and, since the existing apa:rtmpnts in the area had just
about _-eached the end of their structural life, he felt industria].
zoning at this location was not in the be.tit: interest of the City.
Mr. Tyson. .suited that the City has adequr ate wiiou.nt s of vacant .'Land
c.urrentIv zoned industrial and could not see any Justification for the
rezoning.
Mr. Zahn agreed with Mr. Tyson & Mr.. Balsinger.
M. Ingram explained that al.thougli.. Mr. Anrterson`s business was pre-
sented as being a small, quiet business, it did not appear appropriate
for that area, and he ^oul.d not see juz>tzf:i. _ati.on. for an industrial
-on3,ng in this neighborhr_od.l.
There being no further co-. meats from the Com..miss ioners, Chairman
Ingram called for a inot:ion.
