Council Chambers of Euless City Hall by Chairman Larry Ingram. CONSIDER PLAT ABANDWIENT - ABANDO T OF U)T a 16 AND 17, ROSS C,A.MM AaDDITT.ON, AS FILED IN VOLUME 385-104, PAGE 385, OF THE DEED ANWOR PLAT RECORDS OF TARRANT COUNTY, TEXAS, 0.52 ACRE, GENERALLY LOCATED AT 1.1.7 WEST EULESS BLVD. Mr. James knight, City Engineer, stated that the City of Euless owned the property where fire Station No. 3 was located and also an additional lot to the west. The City was, requesting the plat abandonment in order to combine: the lots and acid onto Fire. Station No. 3. Air. Owens ;jade a motion to approve the plat abandonment of Lots 16 and 17, Bass Cannon !addition, as presented. Hr. Deithloff seconded the Motion and the vote was as follows: Ayes: Messrs. Owens, Deith.loff, Tyson, Zahn, Hill., Balsinger and Ingram Nays: Norte Chairman. Ingram declared the motion carried. II. WNSI'.DER PLATTING - ##P-89-08 - COMBINED PRE3LD41NARY AND FINAL PEAT OF LOT 1, BLOCK A., FIRE STATION NO. 3 ADDITION, 0,656 ACRE, GENERALLY LOCATED AT 117 WEST HULESS BLVD. Mr. James knight, City Engineer, stated the plat was to facilitate the proposed expansion of the fire station and bring the property into compliance with the Subdivision Ordinance. Mr. George Zahn made a motion to approve #P-89- 08 as presented. Mr. H111. seconded the motion and the vote: was as follows.- Ayes: Messrs. Zalin, Hill, Tyson, Deithloff, Balsinger, Owens and Ingram Nays: None Chairman Ingram declared the motion carried. PAGE THREE PLANNING & ZONING COWISSION MEETING MAY 21, 1989 CONSIDER PLAT ARAN'DONMENT - ABANDONMENT OF LOT C. JOHN GROVES ADDITION, AS FILED OF RECORD IN VOLUME 388-84, PAGE 1, OF THE DEED AND/OR K AT RECORDS OF TARRANT COUNTY, TEXAS, 1.0 ACRE, GENERALLY LOCATED AT 3010 SOUTH PIPELINE, ROAD Mr. James Knight, City Engineer, stated that the existing Lot C; was being abandoned and platted with additional property.. Mr.. Balsinger made a motion to approve the abandonment of Lot C, John Groves Addition as presented.. Mr. Deit.hl.off seconded the notion and the vote was as follows. Ayes: Messrs. Balsinger, Dei.thloff, Tyson, Zahn, Hill., Owens and Ingram Nays: None Chairman Ingram declared the nation carried. N. CONSIDER PLATTING -- #P-89-07 - FINAL PLAT OF LOT C. JOHN GROVES ADDITION, 1.824 ACRES, GENERALLY LOCAT ED AT 3010 SOUTH PIPELTNE ROAD Mr. James Knight, City Engineer, stated that. the plat complied. with the Subdivision Ordinance; however, there was a problem with the drainage easement at the northeast corner and the petitioner was in the process of having a corrected easement provided. Approval of the plat should be :subject to the issue related to the easement being satisfactorily resolved prior to City Council approval. Mr. Herb Beasley, Surveyor, Fort Worth, Texas, stated the problem was due to the fact that the 23.19 feet outside the northeast corner of the- proposed plat was not deeded in the description to the Hoover's who sold the property to F 4 If Ribbon.. That area is still in the name. of Jack Wallace who was probably deceased. The area is where the concrete channel is located and the easement will be given to the City of Euless. Mr. Cbarl.es Josey, Realtor, 1.728 Lakewood, Euless, Texas, stated that they have been working on this plat for seven months, three months of which was spent on determining the ownership of the easement. Mr. Owens made a motion to approve ?iP-89-07 subject to the easement being satisfactorily resolved prior to City Council approval at no cost to the City of Euless. Mr. H11.1. seconded the motion and the vote was as follows- Ayes: Messrs. Owens, Hill, Tyson, Zahn, Deith.loff, Balsinger, and Ingram Nays: None Chairman Ingram declared the motion carried. C-2 ZONE, 0.64 ACRE, GENERALLY LOCATED AT 3212 SOUTH PIPELINE ROAD, ALSO M)WN AS TRACTS 1DIA AND 1DIB, R. MCCOY SURVEY, ABSTRACT 1073, AND A PORTION OF LOT 4, BLOCK A, BEMs INDUSTRIAL. DISTRICT Chairman Ingram explained the rules of the public hearing and declared tile public hearing opened. There was no one -i n attendance to present the request. Chairman Tragrara asked if there were any proponents, { terr. being Wane, het as—,ked for any opponents. There being none, he opened the floor for a motion. Mr. Owens made a motion to table the public hearing of #ZC-89-02 until the next regularly arly sched"led. meeting. Mr. De:ithloff seconded the motion and the vote was as follows Ayes: Messrs. Owens, Ueithlof.f, 'Tyson, Zahn, B_alsingez: and Tngram Nays: Mr. Hill Chairman Ingram declared the motion carried. VI. PUBLIC HEARING #ZC-89-03 - REQUEST OF CHURCH'S FRIED CHICKEN FOR A SPECIFIC USE PM MT FOR A SIGN OF INCREASED AREA (30 FT. IN HEIGHT AND II I Std. FT.) AND LESS THAN THE MINIKIM 100' SPACING BETWEEN POLE SIGNS, 0.51 ACRE, GFMRALLY LOCATED AT 306 NORTH MAIN STREET, ALSO KNfM AS LOT 5, BLOCK 2, E€ILESS GARDEN ADDITION Chairman Ingram stated the rules of the public hearing and declared the public :nearing open. Mr. Gil Barte.au, Vicam, :Inc.., 822 Duncanville Road, Duncanville., Texas, presented the request on behalf of Church's Chicken. He noted that the request was for a pole sign: 30 ft. high, 111 sq.ft. along N. Main Street needed in order to attract business to the restaurant. He further ;toted that there are signs on el.ther: side of the subject property being 184 ft- apart lemavlr`!g Church's property short of the 100 ft. distance required between signs. The y:ign requested would be located in the planter area near the south property :line approximately 64 ft. from the Naples Pizza sign. It was also noted that the top of the sign would be Bra sq.ft. and the bottom marquee would be the remainder of the 111 sq.ft. _ Mr. Tyson inquired why the sign was not proposed. to be located in the middle of the lot. Ma.in Street. Mr. Balsi.nger inquired about the height of the Maples Pizza sign. Mr. Barteau stated that it was approximately 25 ft.. high.. Ch.:irrman Ingram .asked for any additional proponents. There being none, he asked for any s3pponents. There being mane., he closed the public hear-Ing. Mr. Deithicoif rrsrade a motion to recommend approval of If'jC-89-03 as Presented. Mr. lialsinger seconded the motion and the vote was as follows: Ayes: Messrs. Deithloff, Palsinger, 'Tyson, Zahn, dill and Ingram Nays: Mr. Owens Mr. Owens stated he is oppposed to the sign requests going before the P & 7 Cormli.ssion.
