Regular Meeting
Planning and Zoning Commission
July 6, 1978
CALL TO ORDER
The regular meeting of the Planning
and Zoning Commission was called to order at 7:40 p.m. in the Council Chambers
of Euless City Hall by Chairman Carl Tyson. Other members present were Messrs.
John Deithloff, Neal Adams, Chris Jones, and Sam Munir. (Absent were Mrs.
Helen Lightbody and Bob Eden)
Also present were Director of Planning
and Development Rick Barnes and Recording Secretary Becky Gunter.
VISITORS
Visitors in attendance were Messrs.
Robert Corns and Clint Ponder.
INVOCATION
The invocation was given by Mr. Adams.
APPROVAL OF MINUTES
Mr. Adams made a motion to approve the
minutes of the regular meeting dated June 20, 1978, as written.
Mr. Deithloff seconded the motion and
the vote is as follows:
Ayes: Messrs. Adams, Deithloff, Tyson, Jones, and Munir
Nays: None
Chairman Tyson declared the motion
carried.

CONSIDER PLATTING - PRELIMINARY AND
FINAL PLATTING OF LOT B, BAVARIAN
VILLAGE ADDITION. (PROPERTY LOCATED
SOUTH OF SPUR 350 AND EAST OF F.M.
HIGHWAY 157)
Mr. Corns stated preliminary and final
platting is requested on the property for the purpose of developing a Denny' s
family restaurant. He stated their architectural services have been in contact
with Mr. Barnes to work out the location of the easements and whatever is
necessary to meet utility requirements for the property.
Chairman Tyson asked Mr. Corns if he
was aware of the City Engineer' s letter.
Mr. Corns stated he was.
Chairman Tyson requested the City
Engineer' s letter be made a part of the minutes.
Mr. Corns stated they will comply with
Mr. Lynch' s recommendation regarding the drainage. The problem was the drain-
age of the water on the property to the East that normally flows across their
property. They agree to install a temporary catch basin to carry that water
to the ditch along Highway 157 until the property to the East is developed.
At that time, the developers can tie into their drainage system.
Mr. Adams asked if it would be under-
ground.
Mr. Corns stated it would be.
Mr. Adams asked if the services at
this location would be of the same type as at the Denny' s in Fort Worth.
Mr. Corns stated it would be.
Mr. Adams stated mixed drinks are
served at the Denny' s in Fort Worth.
Mr. Corns stated that is correct.
However, they will not be requesting an alcoholic beverage license at this
location.

Mr. Adams asked if such a request
may be made at a later date.
Mr. Corns stated it is possible.
However, at this time he could not say for sure.
Mr. Adams asked the square footage of
the building.
Mr. Corns stated the building is about
5,000 square feet and the lot is a little over an acre.
Mr. Munir inquired about the parking.
Mr. Barnes stated they will have to
meet the parking requirements, but it does not look like this will be a problem.
Mr. Corns stated they have a sixty
parking space requirement, which he believes to be more than the City requires.
Chairman Tyson asked if this requirement
is based on a square footage ratio.
Mr. Corns stated it is not; it is based
on past sales experience.
Chairman Tyson asked what percent of the
building is dining area.
Mr. Corns stated about two-thirds is
dining area with 143 seats.
Mr. Adams made a motion to recommend
preliminary and final plat approval of Lot B, Bavarian Village Addition as
requested, subject to the City Engineer' s letter.
Mr. Deithloff seconded the motion and
the vote is as follows:
Ayes: Messrs. Adams, Deithloff, Tyson, Jones, and Munir
Nays: None
Chairman Tyson declared the motion
carried.
